Energy Performance Certificates (EPC's)

There are currently two type of Assessors that can provide EPC's for homes. Thermal Solutions are registered to provide EPC's for newly built dwellings, or those formed by conversion. They are normally generated at the end of the project using the SAP software (see Thermal Calculations for Dwellings). The other type of Assessor provides EPC's for existing homes, normally as part of the requirements when you are selling or renting your property. The EPC is valid for ten years.

Energy Performance Certificates contain information on a home's energy use and carbon dioxide emissions. These are rated using a grade from ‘A’ to ‘G’. An ‘A’ rating is the most efficient, while ‘G’ is the least efficient. The average efficiency grade to date in England & Wales is 'D'. All homes are measured using the same calculations, so you can compare the energy efficiency of different properties.

They also contain a recommendation report with suggestions to reduce energy use and carbon dioxide emissions. The report lists suggested improvements, like fitting loft insulation and possible cost savings per year, if the improvements are made and how the recommendations would change the energy and carbon emission rating of the property
